Walnut Creek

The closest thing to city living on this side of the tunnel. Downtown Walnut Creek has more restaurants, shopping, and nightlife than anywhere else in the area, two BART stations, and Mount Diablo right behind it. People choose it when they want suburban space without giving up the energy.

September 2026 closed sales, Bridge MLS. Walnut Creek is two markets in one: the citywide median you'll see on Zillow (around $850K to $950K) blends houses with a large condo and Rossmoor inventory. Ask me for numbers on the neighborhood you care about.

Life in Walnut Creek

Downtown has Broadway Plaza for shopping, the Lesher Center for theater and concerts, a Sunday farmers market, and a restaurant scene that holds its own. You can live in a condo downtown and walk to all of it and to BART. That's a lifestyle you can't get in Lafayette, Danville, or Alamo.

Outside downtown, Walnut Creek is a collection of distinct neighborhoods and they feel different from each other. Northgate, up against Mount Diablo, has larger 1970s and 80s homes, its own high school, and open space out the back door. Rudgear Estates and Parkmead are the established family neighborhoods south of downtown, with mid-century ranchers on good lots and a short hop to Las Lomas High. Saranap sits on the Lafayette border and shares that leafy, tucked-away feel. Walnut Heights and Tice Valley are quieter and more spread out. Rossmoor is its own world: a gated 55-plus community of more than 6,000 homes with golf, pools, and clubs for everything.

Prices run lower than Lamorinda and Alamo for comparable homes, so buyers who get priced out of those towns often look here next.

Schools

This is the one thing to check carefully, because Walnut Creek is split between districts. Most of the city south and west of downtown is Walnut Creek School District for K through 8, feeding Las Lomas High School in the Acalanes district (Niche grade A). The Northgate area is Mt. Diablo Unified, feeding Northgate High (also well regarded). A few streets near Lafayette feed Acalanes High. School boundaries don't follow neighborhood names, so I'll confirm the assignment for any specific address before you fall in love with it.

Getting around

Two BART stations: Walnut Creek, at the edge of downtown, and Pleasant Hill/Contra Costa Centre on the north side. Embarcadero is about 40 minutes. Highway 24 and I-680 meet here, so you're 10 minutes to Lafayette, 15 to Danville, and 30 to 45 into San Francisco by car. The Iron Horse Trail runs north-south through town for bikes.

Outside

  • Shell Ridge Open SpaceRolling hills, oak trees, and Mount Diablo views, with trailheads right off neighborhood streets. The photo on my homepage was taken here.
  • Mount Diablo State ParkThe summit road, Rock City, and hundreds of miles of trail. On a clear winter day you can see the Sierra from the top.
  • Heather Farm ParkThe main community park: a lake, pools, gardens, tennis, and sports fields.
  • Iron Horse TrailA paved rail trail that runs from Concord through Walnut Creek, Alamo, Danville, and on to Pleasanton.

Eating and shopping

  • Broadway PlazaNordstrom, Apple, Macy's, and the rest of the open-air mall. The regional shopping destination for the whole 680 corridor.
  • Downtown restaurantsVa de Vi for small plates, Teleferic for Spanish, Rooftop for drinks with a view, and a long list beyond that. Reservations on weekends.
  • Lesher Center for the ArtsTheater, the symphony, and touring shows. Serious culture for a suburb.
  • Sunday farmers marketYear-round on North Locust Street downtown.

Buying in Walnut Creek

Why is the citywide median so much lower than the houses I'm seeing?

Because roughly half of what sells in Walnut Creek is a condo, a townhome, or a Rossmoor co-op. Those pull the blended number down to the $850K to $950K range. Detached houses outside Rossmoor are a different market, with a median around $1.6M and the popular neighborhoods above that.

What's the entry point?

Downtown and near-downtown condos start around $500K and run past $1.2M for newer buildings. Townhomes are roughly $700K to $1.1M. Detached houses start around $1.1M to $1.3M for something smaller or dated and run to $2.5M-plus in Northgate, Rudgear, and Parkmead.

Which neighborhoods are most popular with families?

Northgate, Rudgear Estates, Parkmead, and Walnut Heights come up most. They have the mid-century family homes, the parks, and a clear path to Las Lomas or Northgate. Saranap is popular with people who want the Lafayette feel at a Walnut Creek price.

Is Rossmoor right for my parents?

It's one of the best-known 55-plus communities in California, and for many people it's a wonderful fit: golf, pools, clubs, security, and a very social community. There are co-ops and condos at different price points, resale rules and monthly fees to understand, and the entry requirements are specific. I'm happy to walk you through how it works.
